TERMS & CONDITIONS / RENTAL AGREEMENT
1. Agreement
By booking this property, the guest (“Guest”) agrees to the following Terms & Conditions and all House Rules listed on the property listing. This agreement is between the Guest and 547 Ratliff Ridge Road LLC (“Host”).
2. Booking & Payment
* A valid payment method is required to secure all reservations.
* A deposit of 50% is due at booking.
* Remaining balance is due 30 days prior to arrival.
* Bookings made within 30 days of arrival require full payment at time of booking.
* Failure to complete payment may result in cancellation of the reservation.
3. Cancellation Policy
* Cancellations made 14 days before check-in: Full refund
* Cancellations made 7 days before check-in: 50% refund
* Cancellations within 24 hours of arrival: Non-refundable
* No refunds for early departures, weather, road conditions, or utility outages.
**Travel insurance is strongly recommended.**
4. Occupancy & Use
* Maximum occupancy: 4 guests
* Only registered guests are allowed on the property unless approved in writing
* No parties, events, or large gatherings
**Violation may result in immediate eviction without refund.**
5. Damages
* Guest is responsible for all damages beyond normal wear and tear
Charges may include but are not limited to:
* Excessive cleaning
* Missing or damaged items
* Unauthorized guests
* Smoking violations
* Hot tub misuse
6. Fees & Penalties
The following fees may be charged if violations occur:
* Unauthorized guests: $150 per person per night
* Smoking inside: $350
* Excessive cleaning: $150-$500
* Pet violations: $150
* Hot tub misuse or additional cleaning: $200
7. Check-In / Check-Out
* Check-in: 4 PM
* Check-out: 10 AM
Early check-in or late check-out may be available for an additional fee and must be approved in advance.
8. House Rules
Guest agrees to follow all house rules provided in the listing and at the property, including:
* No smoking inside the property (Cigarettes, Marijuana or Vapes)
* Respect for neighbors and surrounding properties
9. Amenities & Use at Your Own Risk
Use of all amenities is at Guest’s own risk, including but not limited to:
* Hot tubs
* Fire pits
* Decks, stairs, and outdoor areas
Guests agree to:
* Follow all posted rules and safety instructions
* Never leave fires unattended
* Keep glass out of hot tub areas
10. Rural Property Acknowledgment
Guest understands the property is located in a rural/nature setting and may experience:
* Wildlife and insects
* Gravel or uneven roads
* Limited or inconsistent cell service
* Weather-related conditions
These are normal conditions and do not qualify for refunds.
11. Maintenance & Interruptions
* Host will make reasonable efforts to maintain all amenities
* No refunds will be given for temporary outages of utilities, internet, or appliances
* Guests must report any issues promptly
12. Right of Entry
Host reserves the right to enter the property for:
* Emergencies
* Necessary repairs or maintenance
* Suspected violations of these Terms
13. Liability Waiver
Guest assumes all risk of injury, loss, or damage during their stay.
Host is not liable for:
* Injuries or accidents
* Loss or theft of personal belongings
* Acts of nature or unforeseen events
14. Chargebacks & Disputes
By booking, Guest agrees:
* Not to initiate chargebacks without first contacting Host
* That all charges are authorized and agreed upon under these Terms
Host reserves the right to dispute any chargebacks with documentation of this agreement.
15. Agreement Acceptance
By completing the booking, Guest acknowledges that they have read, understood, and agree to these Terms & Conditions.
